I want to make a small house from north to south 48 ft and east to west 38 ft.How to construct my house suggest to me please.I want one Kitchen, bathroom and a toilet. I dont like more windows except necessary.

Hi and thanks for your question regarding your house design/build project.

That is a fairly good size I will assume you are building it to accommodate two floors a ground and a first floor.

The construction techniques used will depend on several factors, the type of land you intend to build the house on, the climate, the weight of the building, architectural materials to be used and the budget.

Here are my suggestions for the three main elements of the building.

The Foundations/Sub-floor Level

A house built on a ground surface such as clay will usually be built from concrete foundations. The house will probably require a solid foundation possibly a raft or a strip footing. Which exactly, will depend on the ground type.

Soft clay or silt will require a raft foundation wheres hard clay will probably be suited to a reinforced strip. Both types are equally priced so it's just a matter of checking with the building control department prior to constrction . Arrange for them to visit the site so that they can advise you on which type of foundation to use.

The Walls/Super Structure

Once you have the foundations in place you could build most the walls from concrete blockwork. It's the most economical option and they provide a solid base for the rest of the building to be built around and on top of.

You could build the walls from concrete blocks and then have an outer timber frame attached to them. The frame could then be clad in timber sheathing or cedar tongue and groove boards. Both are aesthetically pleasing and reasonably priced. (Note:The type of materials should be selected at the design/planning stage and will have to be approved by the planners.)

The Roof

For the roof I would suggest a clay pantile or possibly slate. The roof structure could be made from pre manufactured modern W-trusses. These are made prior to construction. Once on site the trusses are hoisted into place and then attached to the structural walls using steel restraint straps.

Sounds good. Have you also considered a breakfast area, or an open plan dining room or possibly a summer room linked to the garden with an outdoor eating area.

If your keeping windows to a minimum try and locate them on the south side of the building as much as possible so to be able to gain the advantage of solar heating.
