Hi, Ive just been granted planning permission for a house, and would be hoping to go direct labour, rather than getting a building contractor to do all the work, to save money. What are the first few steps i need to take at this stage.
Now that you have planning permission you will hve to get permission to begin work on site. There are two options to take the first is to submit get Building Regulations approval by submitting plans or the other is to get a Building Notice.
To save money and if the project is not too complicated I would go for a Building Notice.
This can be arranged through your local building officer, the contact details for them can be found via the Planning department you submitted the application to initially.
What to do then is send 2 x 1:1250 OS Maps of the site plan and a cheque for the building control. Call them up( have information like the total floor area of the proposed works to hand so and they will calculate this for you.)
Send it them in the post or drop it off at there office. Once they have that information and the fee is paid Building control will send you a certificate allowing you or a contractor to proceed with the building works.
They will arrange to visit a stages during the build which are included in the fee.
This is the quickest and in most cases the cheapest way to get works on site started once planning permission is granted.
Work on site will depend on what type of project building you are constructing most will begin with clearing the site creating a site plot ready for the foundations.
